Nevada Utility Connection Costs (2026): Tap Fees by City

Last reviewed: By Utility Cost Guide editor

In Nevada’s two largest cities, a new single-family home’s official one-time water and sewer connection charges run from about $16,815 in Las Vegas (5/8-inch meter, 60 ft frontage, before the meter’s own cost) to $18,664–$24,539 in Reno, depending on lot size and TMWA charge area (before water rights). The two cities split the bill in opposite directions. Las Vegas prices water through the Southern Nevada Water Authority (SNWA) and Las Vegas Valley Water District (LVVWD) by meter size, and its city sewer charge is a flat $3,235 per home. Reno prices water through the Truckee Meadows Water Authority (TMWA) by estimated demand in gallons per minute, and its city sewer fee alone runs $13,010 to $15,946. Our database covers Reno and Las Vegas so far. Other Nevada utilities are not yet collected, and we say so rather than guess.

Official fees in Nevada

The table below lists every verified Nevada fee row in our database, with utility, meter size or charge basis, effective date and a link to the source document. TMWA’s water rows in Reno are unit costs per gallon per minute (GPM) of estimated demand, not flat fees; LVVWD’s and SNWA’s rows in Las Vegas are priced by meter size. Both cities’ sewer rows come from the municipal sewer department, not the water utility.

City comparison

Smallest published case from each city page: Reno Case A (Central Reno, 6,000 sq ft lot, TMWRF sewer shed); Las Vegas Case A (5/8-inch meter, 60 ft frontage). Sources: Reno water and sewer connection fees; Las Vegas water and sewer tap fees.

Charge Reno Las Vegas Difference
Water utility charges (TMWA / LVVWD + SNWA) $5,549 $13,580 $8,031
City sewer fee $13,115 $3,235 $9,880
Total (before water rights / meter cost) $18,664 $16,815 $1,849

The pattern flips between the two cities. In Las Vegas, the SNWA Regional Connection Charge ($7,998 of the $13,580) and the LVVWD facilities and installation charges carry most of the bill, while the City of Las Vegas sewer charge is a flat $3,235 (1.00 ERU). In Reno, the City’s sewer connection fee alone is $13,115 in the TMWRF shed, and TMWA’s published water charges are smaller by comparison, running $5,549 to $11,529 across the three lot-size cases worked on the Reno page. Reno’s total also leaves out water rights, which TMWA requires before it will serve a new home but does not price; Las Vegas has no equivalent requirement. Frequently asked questions

How much are water and sewer connection fees in Nevada?

For a new single-family home, published charges run from about $16,815 in Las Vegas (5/8-inch meter, 60 ft frontage, before the meter’s own cost) to $18,664–$24,539 in Reno depending on lot size and TMWA charge area (before water rights).

Why is the sewer fee so much higher in Reno than in Las Vegas?

The City of Reno charges $13,010 to $15,946 per home depending on the sewer shed, while the City of Las Vegas charges a flat $3,235 per home (1.00 ERU). Reno’s water charges are correspondingly smaller: $5,549 to $11,529 in the worked cases on the Reno page, versus $13,580 to $25,508 for LVVWD and SNWA charges in Las Vegas.

Do I have to buy water rights to build a house in Nevada?

Only in Reno. TMWA requires a Will-Serve Commitment backed by water rights before it will serve a new home, and does not publish a price for them; a 10,000 sq ft lot needs about 0.38 acre-feet under the Rule 7 formula. Las Vegas’s LVVWD and SNWA charges do not include a water-rights requirement.

Does meter size or lot size change the fee more?

In Las Vegas, meter size drives the water charges: moving from a 5/8-inch to a 1-inch meter adds $11,928 to the total. In Reno, TMWA sets demand from lot size: a 10,000 sq ft lot has an estimated 0.66 GPM of maximum day demand versus 0.51 GPM for a 6,000 sq ft lot, and the per-GPM area facility charge (up to $18,130/GPM in Verdi) moves the total further still.
