McKinney Water & Sewer Tap and Impact Fees (2026)
The City of McKinney provides water and wastewater service inside the city and publishes both its tap fees and its impact fees. For a new single-family home with a 3/4-inch meter on a lot where the taps are already in place, the charges are about $3,907: $1,754 water impact, $1,643 wastewater impact and a $510 meter set. With a 1-inch meter and new city-built water and sewer taps, the total rises to about $9,318. The caveat: McKinney’s impact fees depend on the lot’s final plat date (there are five historical tables), and the current table was adopted in 2020, so confirm it before you rely on it.

The tap and meter-set rows come from the city’s fee schedule effective October 1, 2025 (FY2026) and are verified; each tap row shows the “tap only” price with a range up to the price that includes pavement repair and boring. The impact-fee rows are from Schedule 2, Table E, which applies to final plats recorded on or after December 1, 2020. The city still lists it as current, but because it was adopted in 2020 we mark it for review.

Worked example: a new single-family home
Assumptions: detached house inside city limits, final plat recorded on or after December 1, 2020. Tap and meter-set figures from the McKinney fee schedule (FY2026); impact fees from Impact Fee Schedule 2, Table E (needs review).
McKinney charges for one home in four cases. Tap fees apply only when the city makes a new tap.

The step from a 3/4-inch to a 1-inch meter costs $2,331 in these tables ($6,238 − $3,907), almost all in impact fees. The tap choice matters as much: a plain tap on each line is $3,080 ($1,450 + $1,630), with pavement repair it is $3,930 ($1,950 + $1,980), and with a bore plus pavement repair it is $6,375 ($2,775 + $3,600).
Outside city limits the meter set doubles: $1,020 for a 3/4-inch meter and $1,130 for a 1-inch meter. On Case A that would make the total $4,417 instead of $3,907.
Older plats use older tables. McKinney keeps five historical impact-fee tables keyed to the final plat date, and we have recorded only Table E. If your lot was platted before December 1, 2020, look up the matching table on the city’s impact fees page.
What these fees don’t include

How and when you pay
McKinney’s tap fees are set in its Code of Ordinances (Appendix A, Section 110-139 for water taps and Section 110-228 for sewer taps) and are paid when the city makes the tap. The meter set is charged separately and at a higher rate outside city limits. Impact fees are selected by the lot’s final plat date, so the plat is the document to pull first. The city’s published documents do not state standard wait times for taps or meter sets; ask when you apply.
Changes to watch
- Tap and meter-set fees took effect October 1, 2025 (FY2026). McKinney’s fiscal year starts October 1, so check for an FY2027 update if you are pulling permits after October 1, 2026.
